VA has established the most lenient guidelines for obtaining a home loan.
Very simply put, a VA loan, unlike all other mortgages doesn't care who
pays what in connection with your loan, therefore, we have formulated a
program, that has worked beyond belief. Also please keep in mind that you
can use your VA certificate as many times as you like. Sell this home, buy
another, sell that home and then buy another, you can keep using your VA
certificate as long as your property is sold and your new buyers obtain
their own loan.
1st - We get you pre-qualified for a VA loan. It's easy and can be done in
less than 5 minutes right over the phone. The VA lender will let us know
exactly what sales price that you will qualify for. No sense looking at
$200,000 home when VA will only qualify you for $100,000.
2nd - We go shopping for your 'DREAM HOME" Well, OK, as close to your
Dream Home as possible. You pick the location, number of bedrooms,
bathrooms, garage, pool, etc. We shop till we drop. At this stage of the
game we are nothing but glorified door openers. We will open up as many
doors as the properties you wish to see.
3rd - We find that special home that you want to make yours. This is when
our work really begins, the part we like, negotiating the contract (on
your behalf).
We will negotiate with the seller to pay ALL of your closing costs in
connection with this VA loan. This includes your survey, insurance, title
insurance, prepaid taxes, mortgage costs, everything except $841.00. That
is what you pay.
Let us break it down for you. $500.00 Earnest Money Deposit at the time we
make the offer, $16.00 dollars for the required credit report, and $325.00
for the VA appraisal fee. That is it. Your $500.00 earnest money will be
used at closing for miscellaneous closing fees. I will negotiate, on your
behalf, to get the seller to pay EVERYTHING ELSE. For the icing on the
cake the seller will pay us our Real Estate Commission. This is not too
good to be true; we have been doing this for years.
You must keep in mind that this will cost the seller approximately 6% of
the sales price in just the buyer’s costs alone. The seller has his own
closing costs too. The seller usually in this situation will probably not
be willing to reduce the sales price and pay all of the buyers closing
costs. We have painted the best picture if a buyer is working with very
little money. There are many variations that can be worked out depending
on your personal situation. We will negotiate this, whichever way suits
your needs best. We work together.
Single family homes can always be bought using your VA certificate. If you
are interested in a town home, villa, or condo, that building must be
approved by the VA. There is a huge list of available subdivisions.
Remember we work for you, the BUYER; the seller will pay the Real Estate
